PLANNING AND DEVELOPMENT DEPARTMENT

 

The Province allows municipalities, through the Municipal Government Act and Municipal Land Use Bylaw, to regulate developments via the "Development Permit" process.

Development includes the carrying out of any construction, excavation, stockpiling or other operation, in, on, over or under land, or the making of any change in the use or intensity of use of any land or building either permanently or temporarily. Not all developments require the issuance of a development permit. Please consult the County Development Officer in order to determine whether your development requires the issuance of a permit.

It should be noted that Agricultural buildings in Wheatland County are now required to obtain a development permit.

All Development Applications must be accompanied with a site plan and the requisite fee plus any additional information pertinent to your development.

 

COMMENCING A DEVELOPMENT WITHOUT AN APPROVED PERMIT, WHERE A PERMIT IS REQUIRED, IS ILLEGAL.

Considerations that may be taken into account for the issuance of a Development Permit are zoning, setbacks, and impact on the community.

 

Once you have received your approved development permit, you may have to obtain all permits relating to Safety Codes (building, electrical, gas, etc.) The Safety Codes application forms are available at the county office or on the website under the documents tab. Safety Codes permits are now processed through Wheatland County.

The Safety Codes Act requires that all contractors and homeowners in Alberta obtain permits prior to commencing work on buildings covered by the Alberta Building Code or work governed by the Canadian Electrical Code, the Alberta Gas Code or the Alberta Plumbing Code.

The Land Use Bylaw is available to view or purchase at the Wheatland County Office, it includes information about zoning, building, development guidelines, and general regulations, you are encouraged to contact the Development Officer to review the Land Use Bylaw and guidelines specific to your property.
